A Clear Path to Citizenship
Türkiye grants citizenship to foreign investors who buy real estate worth at least $400,000 and keep it for a minimum of three years. Your spouse and children under 18 are included in the same application, there is no requirement to live in Türkiye, and you can keep your current nationality.
HADARA guides you through every stage — choosing an eligible property from our projects, the valuation, payment and title deed, then the citizenship file prepared with our legal partners — so the process stays clear and on schedule.
Program Requirements
The main conditions a real estate investment must meet to qualify for Turkish citizenship.
-
Minimum value of $400,000
The property must be worth at least USD 400,000, or the equivalent in another foreign currency. The amount can be reached with a single property or with several properties together.
-
Official valuation report
An appraisal company licensed by the Capital Markets Board (SPK) values the property, and the value in its report must meet the threshold.
-
Payment in foreign currency
The price is paid by bank transfer in foreign currency, converted at a Turkish bank against a Foreign Currency Purchase Certificate (DAB) that proves the investment.
-
Three-year holding commitment
An annotation is added to the title deed stating that the property will not be sold for at least three years.
-
Certificate of Conformity
Once the purchase is registered, the Land Registry issues a Certificate of Conformity confirming that the investment meets the program's conditions.
-
Off-plan homes qualify
Homes under construction are also eligible through a notarised promise-to-sell agreement carrying the same three-year commitment.
The figures on this page reflect the rules in force at the time of writing and may change. Our team confirms the current requirements before any purchase.
The Process, Step by Step
Most steps can be handled through a power of attorney, so a short visit to Istanbul is usually enough.
-
1
Free consultation
We discuss your goals, budget and family members, and shortlist eligible projects and units.
-
2
Property selection and reservation
Visit in person or by live video, choose your unit and secure it with a reservation agreement.
-
3
Tax number and bank account
We help you obtain a Turkish tax number and open a local bank account, both needed for the purchase.
-
4
Valuation and payment
The licensed valuation report is prepared and the price is transferred in foreign currency, with the DAB certificate issued by the bank.
-
5
Title deed
Ownership is registered at the Land Registry with the three-year annotation — or, for off-plan homes, the notarised promise-to-sell agreement is signed.
-
6
Certificate of Conformity
The Land Registry reviews the file and issues the Certificate of Conformity for the citizenship application.
-
7
Residence permit and application
You and your family obtain residence permits, and the citizenship application is submitted with the full set of documents.
-
8
Approval, ID card and passport
After the authorities' review, the citizenship decision is issued and you apply for your Turkish ID cards and passports.
From the title deed to the decision, the process usually takes a few months, depending on the authorities' review.
Documents You Will Need
Our team prepares the file with you and checks every document before submission.
- Valid passports for the applicant, spouse and children
- Birth certificates showing the parents' names
- Marriage certificate, if applicable
- Recent biometric photographs
- Title deed (or notarised promise-to-sell agreement), valuation report and DAB certificate

Residence Permit Through Property
If citizenship is not your goal right now, buying a home in Türkiye also entitles you to a renewable residence permit.
Ask about the residence permit-
From US$200,000
According to the official list of documents of the Presidency of Migration Management, the home must be worth at least US$200,000 or its equivalent in Turkish lira at the time of purchase, and must be used as your residence, not rented out.
-
Renewable
The permit is issued for a set period and can be renewed for as long as you own the property.
-
For your family
Your spouse and children under 18 can obtain residence permits as well.
-
Address check
Some neighbourhoods are closed to new residence registrations for foreigners, so we check the address before you buy.

Frequently Asked Questions
How can I obtain Turkish citizenship by buying property?
Turkey's citizenship-by-investment program allows foreign nationals who purchase qualifying real estate above a minimum value, and hold it for at least three years, to apply for Turkish citizenship.
What is the minimum investment amount required?
Under the current program rules, the minimum qualifying real estate investment is $400,000 USD (or equivalent). HADARA's team can confirm which of our projects meet this threshold.
Does citizenship extend to my family?
Yes. Your spouse and children under 18 are included in the same citizenship application at no additional investment.
How long does the process take?
After the property purchase and valuation report are completed, the citizenship application typically takes a few months to be reviewed and approved by the Turkish authorities.
Can I keep my current nationality?
Yes. Turkey permits dual citizenship for most nationalities, so you are not required to give up your original citizenship.
Do I need to live in Turkey to qualify?
No. There is no residency requirement before or after approval — you can maintain the property as an investment without relocating.
