Project Overview

Büyükyalı rises on the Kazlıçeşme coast in Zeytinburnu, at the entrance to the Bosphorus, where Istanbul's historic city walls open onto the sea. Built by a partnership of Özak GYO, Ziylan Gayrimenkul and Yenigün İnşaat with the assurance of Emlak Konut GYO, it was conceived as a new sea district: its master plan, by the international architects Chapman Taylor, keeps traffic below ground and leaves the surface to pedestrian squares, courtyards and gardens, where monumental trees more than 100 years old were preserved in place. The 111,000 m² site holds 1,540 homes in 15 blocks of 17 to 23 floors, from 1+1 to 5+1, along with penthouses and lofts, and the U-shaped blocks turn the homes towards the Marmara Sea and the Historic Peninsula. Homes come in three concepts: Limited, the project's luxury apartments; Loft, 23 two-storey lofts in the 180-metre historic Fişekhane cartridge factory, restored with its original walls and suited to family life or a home office; and FENDI Casa, a block furnished by the Italian brand in its first Istanbul project after Miami and Dubai, with a rooftop infinity pool reserved for its residents. A residents-only bridge leads to the coast road, so the pier is a minute's walk from home. Büyükyalı Club offers outdoor and indoor pools, a hamam, sauna and steam room, and tennis and swimming with coaches, while the Fişekhane culture centre brings two theatres, six cinemas, exhibitions, concerts, restaurants and an organic market open around the clock, alongside 59 shops and a 24/7 concierge. According to the developer, the blocks were designed above the legally required level of seismic safety, based on detailed soil studies, and residents have been living in Büyükyalı since 2019. Marmaray's Zeytinburnu station is within walking distance, and the Eurasia Tunnel, the TEM and E-5 highways and the Yenikapı ferry pier are all close by. The project is eligible for Turkish citizenship.
