Büyükçekmece District Guide for Overseas Buyers

Where Büyükçekmece lies, what daily life by the coast looks like, and which ready-to-move-in homes HADARA offers in the district.

Büyükçekmece is a district for buyers who want the sea close and the busy centre of the city a little further away. It lies on the western edge of Istanbul's European side, on the Sea of Marmara, with a long coastline, a lake and a calmer rhythm than the central districts. This guide explains where it lies, what daily life looks like and which homes in our portfolio you can find there, using only the details published on our site.

Where Büyükçekmece lies

The Bosphorus divides Istanbul into a European and an Asian side, and Büyükçekmece sits in the west of the European side, facing the Sea of Marmara. It is a neighbour of Beylikdüzü, which has its own guide on our blog, but its character is quieter and more spacious. Road links are a strong point: the E-5 highway and the Metrobüs line serve the area, and our site lists the E-5 highway at 3 minutes and the E-80 (TEM) highway at 7 minutes from Marmara Haven Villa. From the same villa, Istanbul Airport is 37 minutes away, First Avenue Mall 18 minutes and Mall of Istanbul 40 minutes.

Daily life by the coast

The coast shapes daily life here. Our site lists Mimar Sinan Yacht Harbour, Kıyı İstanbul Marina and West Istanbul Marina near Lotus Yalı, and Güzelce Marina and the Güzelce coastline near Lotus Manzara Güzelce. Marmara Haven Villa gives the swimming coast of the Sea of Marmara as 5 minutes away. For everyday needs, MarmaraPark Mall is listed near Lotus Yalı, and Büyükçekmece State Hospital near both Lotus Yalı and Lotus Manzara Güzelce. The site gives these as nearby places without travel times, so ask us for the exact distance from the address you are considering.

Homes in Büyükçekmece

Lotus Yalı is a boutique community of 48 residences in eight three-storey blocks on 8,600 m², created by Lotus Yapı Proje. The blocks face the sea, and 75% of the site is landscaped. The 3+1 garden-floor homes measure 146.35 m² gross with a private ground terrace, the 3+1 upper-floor homes 137.30 m² gross, and the 5+2 duplexes 247.65 m² gross. Residents share separate indoor pools for men and women, a fitness centre, a sauna and a Turkish bath. The project is complete and ready to move in, with residences still available for sale.

Lotus Manzara Güzelce, by the same developer, is an enclave of 32 detached villas on 12,855 m². Each 6+2 villa spreads over three floors with 343.15 m² gross and 298.43 m² net, and comes with a sea-view terrace, a garden terrace, a private landscaped garden and a covered garage for two cars. Residents share a fitness studio, a sauna and a Turkish bath, with security, cameras and a backup generator throughout. The project is complete and ready to move in, with a selection of villas still available.

Marmara Haven Villa is a single private residence on a 637 m² plot, with 576.63 m² gross over four levels, a 26 m² private pool, a 29.50 m² garden terrace and a 24.49 m² roof terrace facing the sea. It has five bedrooms, an elevator to every floor and a smart-home system. According to the site, it has an independent title deed (Müstakil Tapu) and an issued occupancy permit (iskan), and it was completed in 2026.

How to choose

All three homes described here are completed, so none of them asks you to wait for delivery. The choice is mostly about scale: an apartment in a boutique community of 48 residences, a villa in an enclave of 32, or a single villa with its own pool. Think about how many people will live in the home, whether you want a garden to look after and how often you will be in Istanbul. Before you decide, ask about the floor plan, the gross and net areas, the monthly costs of the community, and the current availability and price, since both can change.

HADARA, your real estate partner in Istanbul, can help you compare these options. Contact us or book a private video tour to shortlist your favourites, then visit Istanbul to see them in person, because the purchase itself is completed on a visit.
