Apartment or Villa in Istanbul? How to Decide

A practical comparison of living in a residential compound apartment or a private villa, with real examples from HADARA's projects.

Many buyers in Istanbul reach the same crossroads early on: a modern apartment inside a residential compound, or a villa of their own. Both can be an excellent choice, and neither is better for everyone. The answer depends on how you live, how much space you need and how you want your days to feel. This guide walks through the main points so you can decide with a clear head before you visit.

Space and layout

The first difference is space. The apartments in Lotus Yaşam in Beylikdüzü, for example, are 2+1 homes of about 100 to 109 m² gross, 3+1 homes of 134 to 167 m² and 4+1 homes of 194 to 197 m² gross. A villa lives on a different scale. The 6+2 villas of Lotus Manzara Güzelce measure 343.15 m² gross (298.43 m² net) over three floors, and the 5+2 villas of Lotus Manzara Beylikdüzü measure 303.40 to 322.15 m² gross. Marmara Haven Villa in Büyükçekmece offers 576.63 m² gross over four levels on a 637 m² plot. A villa also gives you a garden, a terrace and often a private garage, which an apartment usually shares or does without.

Privacy and daily life

In a villa the walls, the stairs and the garden are yours alone. There are no neighbours above or below, and you decide how the outdoor space is used. In an apartment community you live among others, but that has real benefits: courtyards, a lively neighbourhood and the feeling that someone is always nearby. If you travel often and plan to leave the home empty for long periods, many owners find an apartment in a managed community more comfortable than a villa that needs regular attention.

Amenities and shared services

Apartment communities usually share their amenities across many homes. According to the site's project data, the compounds offer features such as a fitness centre, security, camera systems, cleaning, landscaping and a backup generator, and Lotus Yaşam adds a children's playground, a sports court and a walking track around its 18 blocks. Villa communities such as Lotus Manzara Güzelce and Lotus Manzara Beylikdüzü share a fitness studio, a sauna and a Turkish bath, with security, cameras and a generator, while each villa keeps its own covered garage for two cars. Marmara Haven Villa brings the amenities inside the home, with a 26 m² private pool, an elevator to every floor and a smart-home system.

Maintenance and running costs

A larger home with a garden asks for more care, whatever the project. Gardens, terraces, pools and several floors all need regular upkeep, and a bigger space costs more to heat and clean. In a compound, many of these tasks are handled collectively and paid for through monthly service charges, which are a normal part of owning in a managed community. Ask for the details of what is covered before you decide, since they differ from one project to another.

Budget and the stage of the project

Budget matters, but so does timing. Among the projects on our site, Lotus Yaşam is a new launch with delivery scheduled for 2028, while the villa projects mentioned here are completed and ready to move in, with villas still available at the time of writing. If you want to move in soon, a ready home removes the waiting. If you can wait, a new launch may suit a flexible plan. Ask HADARA for the current availability and price of any unit, because both can change.

A few questions to ask yourself

How many people will live in the home, and how often? Do you want a garden, or would you rather not look after one? Will you be there all year or only part of it? Is the sea view important to you? Is the legal side relevant, such as eligibility for Turkish citizenship through real estate? The site's data shows that eligibility depends on the specific project and on the conditions in force, and those conditions are per current law and may change, so always confirm them for the unit you choose.

There is no single right answer, only the one that fits your life. HADARA, your real estate partner in Istanbul, is happy to compare the options with you. Contact us or book a private video tour to shortlist an apartment and a villa side by side, then visit Istanbul to see them in person, because the purchase itself is completed on a visit.
