Investing in Turkish Real Estate: A Practical Guide for Foreigners

Why and how foreigners invest in Istanbul property: types of homes, new launch or ready to move in, what to check, and choosing a trusted partner.

Istanbul sits where Europe meets Asia, and for many foreign buyers it is the natural first step into Turkish real estate. Citizens of most countries can buy residential and commercial property in Turkey, subject to the standard title deed procedures, and the market offers everything from compact city apartments to sea-view villas. Yet a good purchase is never only about the property. It starts with a clear reason for buying, continues with careful checks, and ends with a title deed in your name. This guide sets out the main decisions in order.

Why foreigners buy in Istanbul

Buyers come with different goals, and naming yours first makes every later choice easier. Some want a home for their family or a second home for long stays. Others look for a property they can rent out, or for a combination of a home and a commercial unit. Many are also interested in what ownership can bring: under the current rules, real estate worth at least USD 400,000, held for at least three years, can lead to Turkish citizenship for the buyer, the spouse and children under 18, while a home worth at least USD 200,000 in Istanbul can support a renewable residence permit. These conditions are per current law and may change. Rental income and future value depend on the location, the unit and the market, so treat any investment as a long-term decision rather than a guaranteed return.

Types of property to consider

Apartments in residential complexes are the most common choice, usually described by layout codes such as 2+1 or 3+1 and sold with access to shared facilities. Villas offer more space and privacy: Lotus Manzara Güzelce has 6+2 detached villas, Lotus Manzara Beylikdüzü has 5+2 detached and twin villas, and Marmara Haven Villa is a single private residence with panoramic sea views. Central mixed-use projects add other options, such as the home offices and street-front shops of Lotus Şişli or the street-level shops of Cadde Ispartakule. When you compare sizes, remember that Turkish listings quote both gross and net areas, a difference we explain in a separate article.

New launch or ready to move in?

A new launch or a project under construction lets you choose from the widest range of units, often early in the sales process, and selected projects offer flexible installment payment plans. Lotus Yaşam in Beylikdüzü is scheduled for delivery in late 2028, Diamond Marin in late 2027, and Lotus Şişli is currently under construction. The trade-off is time: you wait for delivery, so the developer's track record, the delivery date written in the contract and the payment schedule deserve close attention. Off-plan homes can also qualify for citizenship through a notarised promise-to-sell agreement.

A completed project removes much of the uncertainty. You can walk through the actual apartment, see the view from the balcony, get to know the complex as it really is, and move in or rent it out without waiting. Lotus Koru 2, Cadde Ispartakule and Lotus Yalı are completed with residences available, as are the villa communities of Lotus Manzara Güzelce and Lotus Manzara Beylikdüzü, and Marmara Haven Villa. The choice between the two paths usually comes down to your timeline and how you prefer to pay.

What to check before you buy

Location comes first: transport links such as the Metrobüs, the metro and the E-5 and TEM highways, and the distance to schools, hospitals, the sea and the airport. Then the building itself: the type of title deed, the building permit and, for completed buildings, the occupancy permit known as iskan, compliance with the 2018 Turkish Earthquake Code, and whether there is any mortgage or lien on the title. Ask which area the price is based on, and whether the address is open to residence registrations for foreigners. Finally, budget for the costs beyond the price, such as the title deed fee of 4% of the declared value and the report of a licensed valuation company.

A trusted local partner turns this checklist into a clear process. HADARA, your real estate partner in Istanbul, helps you define your goal, shortlist the projects that match it, read floor plans and documents, obtain a tax number and open a bank account, and follows your file until the title deed is registered. We present only what the project documents confirm, and we tell you plainly when a unit does not meet a requirement such as the citizenship threshold.

The easiest way to start is a conversation. Contact our team or book a free private video tour: your advisor will show you the show apartment, the scale model and the project on site, and answer your questions on payment plans, delivery and citizenship. The tour helps you choose before you travel, and when you are ready to buy, we arrange your visit to Istanbul and accompany you at every step.
