Discover MoreHow shared facilities, earthquake-resistant buildings, western districts, off-plan homes and home offices shape what buyers choose in Istanbul.
Istanbul's housing market is large and varied, and it keeps changing with the way people live and work. Rather than figures or forecasts, this article looks at the qualities that local and international buyers ask about most often today, and at how they appear in real projects across the city. Knowing them helps you judge a home not only by its price, but by how well it will suit your life in the years ahead.
More and more buyers prefer a home inside a residential complex rather than a standalone building on a busy street. Families in particular value what a well-run complex offers within its own grounds: swimming pools, often separate for men and women, a fitness centre, landscaped gardens and playgrounds, an indoor car park, round-the-clock security with cameras, cleaning of the common areas and a backup generator. Lotus Yaşam in Beylikdüzü, for example, is planned as 18 blocks around landscaped courtyards with a children's playground, a sports court and a walking track, while Lotus Koru 2 surrounds its low-rise blocks with generous green space and has a public park at its doorstep. When you compare complexes, look beyond the list of facilities and ask how they are managed and maintained, since this shapes daily life as much as the facilities themselves.
Earthquake safety has become one of the first questions buyers ask in Istanbul, and it is one reason why many of them favour newer buildings. Buildings designed under the 2018 Turkish Earthquake Code follow the current national standard, and a serious project should be able to show its soil survey report, its building permit and, once completed, its occupancy permit, known as iskan. On our website, the verified project card for Marmara Haven Villa lists these points, including construction to the 2018 code with a soil survey report and certificates. Whatever home you consider, ask to see the documents themselves rather than relying on a brochure, and ask when the building was designed and completed.
On the European side, the western districts have become a natural choice for many families and investors. Beylikdüzü and Büyükçekmece combine newer neighbourhoods planned with more space, a long coastline on the Sea of Marmara, marinas and parks, and access to the E-5 and TEM motorways, with the Metrobüs line serving Beylikdüzü. Many complexes here are low-rise and green, with sea views from upper floors and terraces. Diamond Marin, a boutique project for only 58 families in Beylikdüzü, is about five minutes from West Istanbul Marina; Lotus Yalı in Büyükçekmece orients its blocks towards the sea; and the villas of Lotus Manzara Güzelce sit moments from Güzelce Marina and the coast. For buyers who prefer the city centre, central districts such as Şişli keep their own appeal, close to business, hospitals and transport.
Buyers also weigh off-plan homes against homes that are ready to move in. Buying off-plan lets you choose your unit, floor and view early, and on select projects the payment can be spread through installment plans; Diamond Marin is scheduled for delivery in late 2027 and Lotus Yaşam in late 2028. A ready home lets you see exactly what you are buying, from the finished building to the facilities and the neighbourhood, and move in or rent it out straight away. Lotus Koru 2, Cadde Ispartakule, Lotus Yalı and the Lotus Manzara villas are completed, with units still available. Neither choice is better in itself: it depends on your timing, your budget and how you plan to use the home.
The way people work has changed as well. Home offices, units that can serve as a workplace, a home or both, appeal to entrepreneurs, professionals and investors who want flexibility in a central location. Lotus Şişli, on Piyalepaşa Boulevard and steps from the metro and the Metrobüs, brings together 320 home offices with apartments, penthouses and street-front shops in two towers, and its flex space concept lets owners add extra space to their home only when they need it.
HADARA, your real estate partner in Istanbul, follows these changes closely and can help you match them to your own plans, whether you are looking for a family home, a home office or an investment.
